The Proposed Scheme
The proposed scheme presents 80 new homes, comprising a mix of one, two, three and four-bedroom properties. The mix of the new dwellings includes a policy compliant 24 affordable homes which equates to 30%.

Landscape and Open Space
The proposed scheme is landscape-led, preserving and enhancing existing trees and hedgerows within green buffers. The key features of the landscaping scheme include:
• A generous area of open space is proposed on the western side of the site and is the main open space with a landscaped pond serving as both an amenity feature and SuDS basin, in addition to a Local Equipped Area for Play (LEAP) for children’s recreation
• A green gateway along Reeds Lane and northern woodland edge buffer open space
• A shared open space linking with the neighbouring Elivia Homes development
• Pedestrian and cycle routes connecting Reeds Lane, the village and future developments
• Improved Public Right of Way (PRoW) through a safe, overlooked green corridor
• Pedestrian and cycle routes are proposed through the open spaces


Homes and Design
All the properties have been carefully considered and designed for this site and its environment. The key features include:
• The homes are all-electric, incorporating air-source heat pumps and solar panels
• Architecture inspired by traditional Sussex vernacular, using tile hanging, red brick, weatherboarding and clay style roof tiles
• Homes will predominantly be two storeys, with some 2½-storey buildings at key focal points

Access and Parking
The primary vehicular and pedestrian access is from Reeds Lane at the southeast corner.
A new section of footway along Reeds Lane is proposed, which will link the new properties to the existing village centre to the east.
The scheme plans additional pedestrian and cycle access from the southwest corner, which delivers links to the PRoW and the proposed Berkeley Homes development to the south, where a new village centre, education and leisure facilities are suggested.
A pedestrian and cycle connection is proposed linking with the Elivia Homes development.
Parking provision will be in-line with West Sussex County Council standards, including visitor spaces. All homes will have electric vehicle charging.
